What we check on every 360 visit
"We are Water Experts!" That's how Robert describes his team, and it's why the 360 visit starts with water: where it comes in, where it goes, and where it shouldn't be.
Three ways we look
A careful walk through the property, room by room: kitchens, baths, the water heater and HVAC, main shut-offs, sprinkler backflow, attic and drains, documented as we go.
Wet materials and hidden leaks often show up as temperature differences. The camera tells us where to look closer.
The meter confirms it. If a wall or floor reads high, you see the number and the photo.
The checklist
Water heater
- Age, where the label tells us
- Fittings and connections for corrosion (the green-white flakes and rust that come before a leak)
- Signs of anode-rod wear and restricted flow
- Moisture around the base and pan
Supply lines & connections
- Toilet, faucet and appliance supply lines
- Bulging, fraying, kinks, cracks and corrosion
- Rough age of plastic, braided and rubber lines
- Connections an installer may have left loose
Kitchen & appliances
- Under-sink plumbing and drains
- Dishwasher and refrigerator water lines
- How new appliances were installed, because one mistake can soak several rooms
- Moisture readings at cabinets and floors
Bathrooms
- Toilets, tubs, showers and vanities
- Moisture at floors and walls around fixtures
- Exhaust fans working
- Drains running clear
Laundry
- Washing-machine hoses (rubber hoses last about 3 to 5 years)
- Shut-off access behind the washer
- Drain and standpipe
Drains
- Sinks, tubs, showers and floor drains draining properly
- Slow drains noted before they become backups
HVAC & filters
- Filter condition
- Condensate lines and moisture around the equipment
Shut-off valves
- Main water and gas shut-offs located
- Labeled on the first visit so anyone can find them
- Fixture shut-offs noted
Sprinkler backflow (PVB)
- Backflow preventer condition
- Whether the system looks winterized before freeze season
Attic & ceilings
- Thermal scan for temperature differences that point to moisture
- Stains and signs of past leaks
Safety & small stuff
- Smoke-detector batteries
- Room lighting switches
- Fans
- Anything else that looks off. We'll tell you.

When we find something
We photograph it, explain it, and give you a plan forward. Not every finding is an emergency, and we'll say so. Some things are "watch this next visit." Some are "fix this soon." A few are "let's fix this today."
If you want it handled, we can put together an estimate, contact a trusted professional for an estimate or repair, or both. Members get $75 off any immediate service scheduled that same day, plus partner discounts that vary by partner.
Your digital photo file
Inspection photos stay on file. That means our technicians know your property before they ever arrive on an emergency call, and you have a record of what your home looked like when it was in good shape.
What the 360 visit isn't
It's a maintenance inspection, not a licensed home inspection for a sale, not an insurance policy and not a warranty. It's the thing that keeps small problems from turning into big ones.
One visit a year. Or two. Or one every season.
Annual is $360 for an average home up to about 2,500 sq ft. See plans and pricing.
