The plan

What is 360 Priority Service?

A one-year home and property maintenance agreement (the 360° Priority Service Agreement, or PSA) from a Northern Colorado restoration team. We inspect your whole property with a visual check, thermal imaging and moisture readings, label your shut-off valves, photograph anything concerning, give you a plan forward, and make you a priority if something goes wrong.

What's included in a visit?

Kitchens, baths, the water heater and HVAC, main shut-offs, sprinkler backflow, attic and drains, documented room by room. We check connections, drains, filters, smoke-detector batteries, room lighting switches and fans, plus supply lines and appliances. See what we check.

How long does the first inspection take?

About 1 to 2 hours. The first visit is the longest because we document your home's layout and locate and label your shut-off valves.

Why a restoration company and not a handyman?

Because we spend our days cleaning up after the leaks that a yearly look would have caught. Most restoration companies only show up after the damage. We'd rather help you prevent it, and we know what water does when it gets loose.

Is this a home inspection or a warranty?

Neither. It's a maintenance inspection and a priority-response agreement. It doesn't replace a licensed home inspection in a sale, and it isn't an insurance policy or a home warranty.

Price and payment

How much does it cost?

360° for $360: the Annual plan is $360 a year for an average Colorado home up to about 2,500 square feet. Twice-a-year and quarterly plans, larger homes and commercial properties are quoted by phone at 970-627-6185.

Why do larger homes and businesses need a quote?

More square footage means more rooms, fixtures and time. Commercial buildings vary even more. One phone call gets you a straight number.

How do I pay?

Plans are paid up front. Online payment is coming; for now, call or send a request and a manager will walk you through it.

What member discounts are there?

Members get $75 off any immediate service scheduled that same day, plus partner discounts that vary by partner. Monthly HVAC-filter reminders are coming soon.

What are Benefit Add-ons?

Members can add whole-home water and air systems, installed and serviced monthly, for an additional $80 a month. Ask us about them on your call or at your inspection.

Visits and response

How are visits scheduled?

Around you and the weather. A manager schedules your first inspection within the first week after you sign up. Quarterly members book the next visit at each inspection.

What does priority response mean?

When an issue or disaster hits, members are the priority. Our goal is to be on the way, and prepared, within 90 minutes. It's a goal, not a guarantee; weather and distance are real. Members are also at the front of the line during freeze events and major storms.

What happens if you find a problem?

We photograph it, explain it and give you a plan forward. If you want it fixed, we can write an estimate, contact a trusted professional for an estimate or repair, or both. Members get $75 off any immediate service scheduled that day.

What information do you collect when I sign up?

Email, property address, property type and phone, plus your insurer, insurance agent and policy number, HOA, property management and your home's layout for shut-off valve locations. It's held in a secure industry CRM so we're ready if you ever call in an emergency.

Which towns do you serve?

24 towns across Larimer, Weld and Boulder counties, from the Plains to the National Park. See the service area. If your town isn't listed, call and ask; we'll give you an honest answer.

Terms, renewal and selling

How long is the agreement?

One year from your original contract date.

How does renewal work?

You can renew at your last inspection of the year or on your annual date, twelve months from the original contract date.

Can I get a refund?

Yes. Refund requests are accepted within 7 days of signing up.

What happens if I sell my home?

The agreement goes with the property. The new owner or resident has a contact for repairs or potential losses.

I'm a real estate agent. How do I use it?

Purchase a plan before the formal property inspection. We go through the property first, so if there's an issue we can estimate it or bring in a professional early instead of days before your deadline. Then the plan transfers to your buyer. See for real estate agents.

Does this lower my insurance premium or guarantee a claim?

We can't promise either, and nobody honest can. Maintenance generally isn't covered by insurance policies, and regular, documented maintenance is good due diligence. For anything about your coverage, talk to your insurance agent and read your policy.
